Project Manager 1 Self Perform

Job Summary

JE Dunn Construction is seeking a Project Manager 1 to lead the full lifecycle of a project or a defined portion of a larger, more complex build. The role works closely with the Project Superintendent to oversee operations, administration, client relationships, and subcontractor coordination.

Responsibilities

• Champion job-site safety culture and lead incident investigations and retraining as needed.
• Support preconstruction through quantity takeoff, bid package development, scope review, and schedule creation.
• Lead subcontract buyout, pricing verification, gap analysis, and subcontract issuance.
• Manage submittals, shop drawing reviews, and coordination with the design team.
• Track and process change requests, owner/architect approvals, and monthly pay applications.
• Develop and maintain the project schedule using Lean principles alongside the Project Superintendent.
• Prepare monthly cost and margin forecasts; monitor budget performance and highlight variances.
• Lead OAC meetings, monthly project reviews, and progress meetings.
• Drive project closeout including punch lists, financials, subcontracts, and warranties.

Required Experience

• 5+ years of construction management experience.
• Bachelor's degree in construction management, engineering, or a related field — or equivalent relevant experience.
• Intermediate proficiency in MS Office; advanced proficiency in project management, accounting, scheduling, and construction technology software.
• Ability to apply Lean process and philosophy.
• Valid and unrestricted driver's license required.
